How does it work?
Holland-banking has the connections, local knowledge and the expertise in the world of land banking in Holland. Therefore, we can offer investors interesting pieces of land. Situated on speculative and/or strategic locations.
If available, we offer our clients the opportunity to buy a plot (a smaller piece of land from the total). All transactions will be conducted by a solicitor ("Notaris"). This is the one and only way to buy real estate in Holland. (A solicitor has to make a sworn statement and is appointed by the Queen. It is normally a job for a life time). This means that the investor will get his plot transferred on his or her name. The new owner will get a 'Deed of Ownership' and will be registered in the Royal Dutch Land Registration (Kadaster). Than Holland-banking will keep the investors informed about the project. As soon as the land has changed from destination (for example from 'agricultural' to land with building-permission) the land will be sold to the highest bidder. This can be a construction company, a project-developper, an investment-bank or maybe even the community/province itself.
Now comes the part where land-owners can cash as the interested party will have to buy-out the landowners in that area. First they will have to check the Dutch Land Registration in order to get to know who the landowners are. Naturally, they are obliged to contact the legal owner, whether he lives in Australia, England or just around the corner. The moment and amount of buy-out will define the total interest of return. Until that time land is one of the safest investments one can do. Especially in Holland where on a yearly basis land-prices raise with 2-to 3% without doing anthing. And this has already been going on for decades.
Land can not go bankrupt, or be destroyed (even in times of war) and is a tangible investment. Especially in the 'new Hong-Kong', as Holland is already ironically called.
- You select which plot(s) you would like to buy
- You complete a "Letter of Interest"
- We send you a "Pre-Purchase Contract" to sign and return and you pay a 10% down-payment
- The solicitor will send you the official "Purchase Contract" (both in Dutch and your own language!)
- You return the signed paperwork and wire the rest of the purchase sum
- The solicitor will transfer the plot(s) to your name, who in turn will send out your title deeds, giving you legal freehold ownership of your plot(s).
- Shortly after that the Dutch Land Registry will send you also another document of ownership.
